Worked example
A group of 12, 2 weekend nights:
₹12,000 × 2 nights = ₹24,000
Extra guests (4 above 8) — ₹1,200 × 4 × 2 = ₹9,600
Total ₹33,600
Inclusive of 18% GST. That’s ₹1,400 per person, per night.

What’s included
The rate covers the whole villa — private pool, ground, orchard, parking, Wi-Fi and generator backup. Food is separate: the kitchen is yours to use, or order from our local cook. See the food page.
Booking & cancellation
30% advance confirms your booking; the balance is due at check-in. Dates are held for 24 hours pending payment.

One free date change if you tell us 7 or more days ahead, valid for 90 days, subject to availability. Any rate difference is payable.

Free when the adjacent night is unbooked, on request. Given the five-hour drive, ask us. Early check-in from 11am, late check-out until 2pm.
Music off by 10pm — this is a small village and noise complaints become real problems.
Refundable security deposit ₹5,000 · indicative, returned within 48 hours of check-out.
- Guests exceeding the declared count may be refused entry, or charged double the extra-guest rate.
- Use of the pool, ground and orchard is at guests' own risk. See the pool safety notice.
If landslides, cyclones or road closures prevent your travel, we will transfer your dates in full.
